Boundary Surveys

Boundary surveys are essential for accurately determining the legal boundaries of a property, providing clarity and preventing potential disputes between neighboring landowners. These surveys involve the precise measurement and marking of property lines, often through the placement of physical monuments such as iron rods, pipes, or concrete markers. A cadastral surveyor, who specializes in this field, combines spatial measurement techniques with legal principles to establish or re-establish property boundaries.

Engaging in a boundary survey is particularly important before undertaking construction projects like building fences, patios, or pools, as it ensures compliance with local regulations and helps avoid encroachments.

Topographic Surveys

A topographic survey determines the location of natural and man-made features (such as buildings, improvements, fences, land contours, trees, streams, etc.) of the land along with its elevations. This type of survey may be required by a government agency but it is mostly used by engineers and/ or architects for the design of improvements or developments on a site. In other words, a topographic survey or contour survey provides you with the exact figures of the size, height, position of the different changes that have occurred in course of time with regard to their presence of their natural existence. Sometimes, these surveys are also used for the formulation of an optimal plan for drainage, ditches, grading and other features.​​

ALTA Surveys

An ALTA Survey is a detailed survey prepared in accordance with the standards specified by the American Land Title Association (ALTA) and the American Congress of Surveying and Mapping (ACSM). An ALTA Survey shows the boundaries of the property, the location of improvements on the subject property, including any and all structures, fences, utility lines, roads, etc., along with the location of any/all easements. This is one of the most detailed surveys available.

Lot Line Adjustments

A lot line adjustment is a process by which the lines of pre-existing legal parcels of land are moved to suit the needs of the adjoining owners. A lot line adjustment can accomplish a few different things such as:

Merge (up to 4 adjoining parcels into a single parcel

Change the boundary among adjoining parcels

Reconfigure the shapes of parcels

Construction Staking

Construction staking, also known as construction surveying or layout, involves marking the locations of proposed structures and features on the ground to guide construction activities. This process ensures that buildings, roads, utilities, and other infrastructure are constructed in precise alignment with design plans and specifications. Surveyors establish reference points and markers—such as stakes or flags—defining the exact positions and elevations of various elements within a construction project. Accurate construction staking is essential for maintaining design integrity, adhering to regulatory requirements, and preventing costly errors during the building process.

Flood Elevation Certificates

A flood elevation certificate is a form that has to be completed and signed by a licensed surveyor stating the base flood elevation (BFE) as well as the elevations from the property and any buildings on the property. This provides the elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, or support a request for a Letter of Map Amendment (LOMA) or a Letter of Map Amendment based on fill (LOMR-F).

Administrative Land Divisions (Lot Splits)

An administrative land division can be done for many different reasons. In all cases, it requires a surveyor create new property lines that divide a single parcel of land into two or more parcels. There are a lot of considerations which the surveyor must take into account with lot splits—for example, each new lot must comply with zoning requirements for minimum square footage, road frontage and setback standards, also taking into account any easements on the property. Each local jurisdiction has different rules for the level of detail required, and any submitted plans that do not comply with these rules will be rejected. Project Modeling

For companies that have their own GPS system and are capable of doing their own layout, we provide modeling services in which we will build a model of the project in a Trimble or Topcon format using CAD. We then set the necessary control on the project. This ensures a smooth, accurate layout process.
